The Home Improvement Exemption allows a homeowner to add improvements to their home that add to its value (for example, by increasing the building’s square footage, or repairing after structural flood damage) without being taxed on up to $75,000 of the added value for up to four years. 

How it works: 

Say a home with a current market value of $100,000 expands the home’s square footage such that the increase in square footage causes the Assessor’s estimated market value to increase to $175,000. The added value of $75,000 is exempted: the home would be assessed for taxation as if it was worth $100,000. 

If the improvement added an estimated $80,000 of value to the $100,000 home, the first $75,000 is exempted: the home would be assessed for taxation as if it was worth $105,000.

Application is automatic.

You do not need to apply for the Home Improvement Exemption. The building permit you take out to complete the work on your home will prompt our office to conduct a field inspection of your property. After this is complete, if this property is deemed eligible for the exemption, we will send a notice to you and apply the exemption.
